Frequently Asked Questions
Common questions about our advisory services, process, and engagement model.
No. KGNannexe is an independent real estate advisory firm. We do not buy, sell, or broker properties. Our role is to provide legal clarity, compliance assessment, and risk protection advisory to clients involved in property transactions.
A MahaRERA Certified Professional is an individual recognized by the Maharashtra Real Estate Regulatory Authority (MahaRERA) as having completed the required certification for real estate practice. This certification demonstrates knowledge of regulatory frameworks, compliance requirements, and professional standards in the real estate sector.
Independent due diligence identifies legal gaps, ownership issues, encumbrances, regulatory non-compliance, and documentation weaknesses before financial commitment. Without it, buyers risk ownership disputes, undisclosed liabilities, and financial exposure that may not be apparent during the sales process.
Yes. While we provide independent advisory, we coordinate with legal counsel, banking institutions, and society offices as needed to ensure comprehensive documentation review and smooth transaction execution.
Ideally, share any available documents including the Agreement for Sale (draft or executed), title documents, encumbrance certificates, RERA registration details, society correspondence, allotment letters, and any builder communications. We will guide you on what additional documents may be needed during our initial assessment.
We provide advisory support to housing societies during redevelopment processes. This includes reviewing Development Agreements, evaluating developer proposals, identifying clause-level risks, and ensuring member protections. We advise and guide — the final decisions remain with the society and its legal counsel.
Yes. All our advisory services are fee-based. We do not earn commissions from property transactions. This fee-based model ensures our recommendations remain independent and aligned solely with the client’s interest.
We primarily serve clients across Mumbai and the Mumbai Metropolitan Region (MMR). Our advisory services cover property transactions, society matters, and regulatory compliance within this geography.
The duration depends on the scope and complexity of the engagement. A pre-purchase due diligence review may take 5–10 working days, while redevelopment advisory or complex transaction structuring may extend over several weeks. We provide a timeline estimate during the initial consultation.
Absolutely. We encourage an initial consultation to understand your situation, assess the scope, and determine how we can assist. The consultation is a structured, fee-based session that provides preliminary risk identification and a clear next-step roadmap.
